Home – Fazenda Siriu

Fazenda Siriú is an urban area for high-end development, spanning nearly 280.000 m², located in the tourist city of Garopaba, 50 km from Florianópolis.

With elevations between 100 and 225 meters, it offers panoramic sea views, stretching from Florianópolis Island in the north, to Vigia Beach in Garopaba in the south.
It´s a gently sloping hillfront, 700m wide, totally controlled but with easy access, and lots of nature and privacy.

Separated from the city center only by the Siriú beaches and dunes, it is surrounded by some of Santa Catarina’s most beautiful surf beaches: Guarda do Embaú, Gamboa, Siriú, Silveira, Ferrugem, and Praia do Rosa.

Garopaba is a highly touristic village, a low-density alternative to Balneário Camboriú and Florianópolis – ideal for those seeking quality of life in a more natural and tranquil setting.

The land is zoned for low-density development (ZEP 1), allowing residential, hotel, and tourism uses, with minimum lot sizes of 3,000 m² and a building coefficient of 0.2 (up to 50.000 m² of construction potential). It consists of four adjacent land titles, which can be subdivided into smaller parcels (e.g., for high-end guesthouses or tourism facilities) or larger ones for residential condominiums, resorts, or apart-hotels.

The sale price per square meter for high-quality homes in Garopaba is around R$15,000/m², resulting in an conservative potential gross sales value (VGV) of R$300 million.

The land is located along the recently paved GRP-010, the main access road to Garopaba from the north (Paulo Lopes exit from BR-101), and has electricity and fiber optic infrastructure. It borders a second road, soon to be paved, which will provide access to a future Paulo Lopes lookout point with a glass walkway and restaurant. The property also includes documented internal access roads (servidões).

Approximately one-third of the area consists of Permanent Preservation Areas (APP) surrounding three streams with clear spring water and beautiful native forest. However, the areas most suitable for real estate development are already pastures, bamboo groves, or heart-of-palm plantations, with reasonable slopes, ensuring all homes have unobstructed sea views.

A large part is easy to develop – pastures, bamboo and palmito plantations with a gentle slope

Despite being surrounded by natural beauty, privacy, and tranquility, the area is just 10 minutes from commercial infrastructure in Garopaba or Paulo Lopes, and 45 minutes from Florianópolis’ major shopping malls and industrial zones via the excellent BR-101 highway.

As many of Garopaba’s beaches are protected by the Baleia Franca APA (Environmental Protection Area), the availability of urban land suitable for high-end development is limited. The few prime areas, like Silveira, are already fragmented, making Fazenda Siriú one of the few remaining areas for significant, high-end projects with substantial sales potential.

It’s worth noting that about 15 years ago, the Gerdau Group purchased the adjacent area to the north, with 5 km of beachfront between Gamboa and Guarda do Embaú, and approximately 2,000 hectares. A mega-project for a resort with a marina, airport, and hotels was planned but (as it was in the Serra do Tabuleiro Natural Park) halted by the Public Prosecutor’s Office. If revived in the future, this project could significantly boost the entire region.

Sales Options

As the land allows for a variety of real estate products, with different purposes and densities, the area can be sold as a whole, per land title, or subdivided. The owners are open to any project that targets a mid to high-end audience.

The owners, luxury architects in the international market, consider direct sales or exchanges (for share of sales or properties); provided the partner is a group with proven experience.
